Salisbury, MD — Advisors with SVN | Miller Commercial Real Estate collaborated to sell 116 Columbia Drive in Salisbury, Maryland. The McClellan Team represented the seller, while Easton Advisors, Bob Greenlee and Dave Lawson, represented the buyer.
The process started when The McClellan Team, on behalf of the seller, contacted the long-term tenant at 116 Columbia Drive, Matheson Tri Gas, about a lease renewal and to “ask” if they wanted to buy the property. Matheson came back with a stated desire to purchase the property.
After The McClellan Team completed their market analysis and established an asking price, Matheson retained a joint venture of CBRE and the Easton office of SVN | Miller to prepare their own valuation, and negotiations ensued.
“Navigating the corporate structure of larger organizations can often be difficult, and frankly time-consuming. Through many rounds of negotiations, we were able to secure agreeable deal terms to all parties – but that was only the beginning. Our team continued unrelenting follow-through after the deal seemed to get “lost” in the corporate bureaucracy. The persistence paid off in getting this transaction over the finish line,” said John McClellan.
Greenlee and Lawson are also well versed in dealing with large corporations. This is one of six current deals they are working on with CBRE offices from around the country, where big national tenants have a need for local expertise. Greenlee said, “to further Mr. McClellan’s point, the camaraderie and collaboration between the two SVN | Miller’s offices was critical to the successful completion of this transaction.”
