McClellan of SVN Miller Sells Data Services Building in Winterplace Park

SALISBURY, MD – John McClellan, Advisor with SVN Miller Commercial Real Estate sells 31516 Winterplace Parkway, Salisbury, MD. The property will be the new home to Bay Area Center for Independent Living. Former owner & Tenant, Data Services will continue to operate from an alternative hub and a remote workforce.

Data Services began working with John and The McClellan Team in 2016 when they secured a Tenant for an office lease for a portion of the building.  The McClellan Team has handled the leasing, management, and oversight of their 17,000 SF office/warehouse facility in Winterplace Park over the past 5 years.  As the return of investment began to misalign with the owners’ goals, they decided to list the property and take advantage of the current market to transition towards retirement.

“I was able to introduce a seldom-used concept that was of great benefit to my client and the buyer, ” says McClellan. The transaction was completed at a price lower than the fair market appraisal allowing the seller to claim a charitable contribution for the difference in values.  This process involved some very crucial steps and was made possible with the buyer being a qualified 501c3 charitable organization.”

Bay Area Center for Independent Living’s mission is to promote access to community resources and support for people with disabilities and their families through programs that offer choices, preserve dignity, and increase independence for an improved quality of life. Their combination of services Assistive Technology, Independent Living and Advocacy services along with the addition of the Money Follows the Person Outreach (a program supporting the relocation of individuals from nursing facilities to community living) are ongoing examples of Bay Area CIL’s commitment to increase the independence, self-determination, productivity, integration, and inclusion of people with disabilities.
