John McClellan of SVN Miller Commercial Real Estate recently facilitated a lease for 36615 Old Stage Road. The building is approximately 10,000 SF of warehouse sitting on 2.4 acres with a fenced yard area. The facility has been leased to Hawkins Chemical, who began utilizing the property immediately for operations and growth in the Delmar area.
Hawkins is a formulator, manufacturer, blender, distributor, and sales agent for thousands of industrial chemicals and reagent grade laboratory chemicals sold to municipalities and businesses throughout the United States. Thousands of water treatment facilities, manufacturers, food and dairy producers, research labs and many other organizations depend on Hawkins for the chemical products they need. These products range from potassium carbonate to chlorine to FCC grade citrates and phosphates. Their mission is to supply quality products and innovative solutions with exceptional service.
The industrial property comprised of office and warehouse space was the previous home to General Refrigeration.
In today’s market, finding clean warehouse and distribution space is a challenge. Quality properties for lease or sale are usually taken quickly. When the property includes a large, fenced yard, the demand is even stronger. However, in many situations even the right building and the right tenant can present issues if all the necessary zoning and regulatory approvals are not carefully managed.
The deal ran into several issues during due diligence including obstacles that needed to be overcome pertaining to the use, zoning, and fire code requirements. John McClellan and his team were able to work with officials in Sussex County, along with architectural and construction professionals, to enable Hawkins to receive occupancy approval allowing operation at the facility and positively impact the local community.
