Salisbury, MD — Senior Advisor Christian Phillips successfully facilitated a series of interconnected transactions, showcasing exceptional brokerage and development knowledge and market insight. The multi-phase effort began with 31550 Winterplace Parkway in Salisbury, Maryland where Xactus, a leading verification innovator for the mortgage industry, was located. When the pandemic prompted them to reassess their real estate footprint, Phillips guided them through the relocation process.
Representing one of his investment buyers, he located and facilitated an acquisition of a building on Northwood Drive in Salisbury where Xactus transitioned their operations as the Tenant. Phillips coordinated the necessary renovations of the new space to meet Xactus’ specific operational needs while he concurrently negotiated a long-term lease agreement.
Simultaneously, there was a 52,000+/- square foot vacancy left by Xactus at Winterplace Park for which he secured a new tenant. Custom Cable Solutions Inc (CCSI), one of the most recognized names in industrial defense manufacturing (specifically Mil/Aero Electronics), was located across the street and was seeking a larger space to support their growth. Phillips, with relationships inside CCSI, transitioned them into the newly available location and secured another long-term lease for his owner client.
