St. John Properties Acquires 24 Acres in Salisbury to Develop Second Major Mixed-Use Business Community in Wicomico County

Salisbury, MD — Wicomico County Executive Julie Giordano today announced that St. John Properties, Inc. has acquired 24 acres along East Naylor Mill Road in Salisbury to develop Salisbury Exchange, a new mixed-use business community that will deliver more than 220,000 square feet of flexible commercial space.

The project marks the company’s second major commercial development in Wicomico County, building on the success of Westwood Commerce Park. Salisbury Exchange will include flex/R&D buildings with customizable layouts, 18-foot ceiling heights, and both drive-in and dock-loading options. The site will also feature new retail opportunities to serve the surrounding commercial corridor.

Phase I construction is expected to begin in Spring 2026, with two initial buildings—totaling approximately 75,000 square feet—projected for delivery in 2027.

County Executive Giordano said the announcement reflects strong economic momentum in Wicomico County:

“St. John Properties continues to invest in Wicomico County because they see the same thing we do:  a strong workforce, growing businesses, and a community positioned for economic expansion. Without modern flex space like this, our local companies have nowhere to grow—this project fills a critical need and ensures we can continue attracting and retaining employers.”

According to St. John Properties, Salisbury Exchange is being designed to support a diverse mix of businesses, including high-tech firms, professional services, light manufacturing, and logistics. The development is strategically located near The Centre at Salisbury, downtown Salisbury, Salisbury University, and the Salisbury Regional Airport.
