SALISBURY, MD – John McClellan and Henry Hanna, Senior Advisors with SVN | Miller Commercial Real Estate recently collaborated on the sale of 1401 Mount Hermon Road in Salisbury, MD. This building will be the new home to the Wicomico County Health Department. Henry Hanna represented the seller and John McClellan represented the buyer.
1401 Mount Hermon Road is currently home to the Verizon Call Center. It is a free-standing Class A office building spanning 34,000 SF with ample on-site parking in a highly visible and accessible location. The property also included approximately 4 extra acres of land for development. The County’s long-term vision is to create a “health campus” and house many different services in one location – ultimately making them much more accessible to the public.
McClellan was able to secure a deal for the County that would allow them to have income from Verizon Wireless (current tenant) through October 2025, while they finalize their plans to relocate the department. Consolidating several functions into one building will also allow the County to reduce operating expenses and help save taxpayer funds.
